Hours: Monday-Friday 10:00-18:30 – 40 hours per week, flexibility required
The Facilities Caretaker will be responsible for carrying out duties across the EMA site, including routing maintenance servicing, resolving faults for a wide range of electrical and mechanical equipment, alongside general building maintenance in line with departmental procedures and Safety Management Systems (SMS).
Responsibilities:
Carry out all PPM (Planned and Preventative Maintenance) in line with set schedules for the sites electrical and mechanical systems.
Report information to the Facilities Manager in a timely and accurate way to assist with reporting for solutions to maintenance issues.
Respond to call out queries and carry out repairs as required.
Liaise with colleagues regarding maintenance requests.
Contribute towards the preparation of departmental procedures and methods for the facilities team.
Ensure the electrical and mechanical components of the site are functional and installed within best practice, H&S and regulatory guide lines.
Be fully conversant with current and ongoing building Fire System Infrastructure.
To work in conjunction with all other trades within the department, as and when required.
Liaise with contractors in the maintenance of specialist systems
Carry out the checks of appliances, control cubicles, pneumatic circuits, pulling and connecting cables
Key Skills:
Minimum 2 years’ experience in building caretaking in an automated environment.
Knowledge of information technology functionality.
Hands on capability to be able to solve day to day electrical and mechanical and building maintenance issues
Analytical and Fault finding skills
Working knowledge of facility and material handling equipment.
Good working knowledge of planned preventative maintenance schedules
Full Driving Licence and Fork Lift Licence desirable
Ability to work at heights, from ladders, cherry pickers etc.
Hold a current IPAF certificate
Fundamental knowledge in mechanics and electrics.
Instruction manuals and drawing based working capability (mechanics, electrics, pneumatics)
Competent handling of electrical and mechanical tools or equipment
Capability in dismount and install of mechanical devices, knowledge in mechanical alignment, tolerances, measurements
Handling of stranded and solid wired cables.
Basic knowledge in PC Software standard tools handling
Familiarity with local safety procedures and laws
First aid and fire warden trained
Knowledge of CMMS Systems after training (Computer Maintenance Management System)
Good level of general education, NVQ in any type of maintenance preferred
